How to Rent
From bedrooms to budgets, knowing what you want before you start makes all the difference.
A Guide for First-Time Renters
Renting your first property is exciting, but it can feel overwhelming if you don’t know where to start.
This guide walks you through everything you need to know, from working out what you want to signing your tenancy agreement and moving in.
Why renting makes sense
Renting gives you flexibility that buying simply cannot. If your job changes, you want to move to a new area or your circumstances shift, you can do so without the long process of selling a property.
Bills are more predictable too, because as a tenant you are not responsible for structural repairs or major maintenance; that falls to your landlord. For many people, renting is the smartest way to live well while building savings at the same time.
We can help you find the right home across Bicester, Oxfordshire, Northamptonshire and Buckinghamshire.
Working out what you need
Before you start viewing properties, it is worth getting clear on what you actually want. Think about how many bedrooms you need, whether you want somewhere furnished, part-furnished or unfurnished, and what areas suit your commute and lifestyle.
Furnished properties are convenient if you are starting from scratch, but bear in mind that if any of the landlord’s furniture is damaged, it can affect your deposit at the end of the tenancy.
Other practical things worth thinking through before you start: what parking is available, whether a garden matters to you, whether white goods like a washing machine are included, whether you are open to sharing with others, and whether you need to bring a pet.
What it costs
Before you move in, you will typically need to pay your first month’s rent in advance plus a security deposit, usually equivalent to five weeks’ rent.
Your deposit is protected by law in a government-approved scheme, which means it cannot simply be withheld without reason at the end of your tenancy.
Your responsibilities as a tenant
Renting is a two-way relationship. At IMS, tenants are as important to us as landlords, and we make sure you are treated fairly and in line with current regulations throughout your tenancy.
In return, as a tenant you are responsible for paying your rent on time, keeping the property clean and in reasonable condition, reporting any damage promptly, and not causing a nuisance to neighbours. Your full responsibilities will be set out clearly in your tenancy agreement before you sign.

Reporting maintenance issues
If you experience any maintenance issues during your tenancy, these should be reported through the Street App. All tenants are provided with access to the app when they move into the property and should have downloaded it as part of their onboarding process.
The Street App is the quickest and most efficient way to report maintenance concerns, track progress, and communicate with the property management team. If you have not yet downloaded the app or are experiencing difficulties accessing your account, please contact our team on 01869 248339 or by emailing info@imspropertygroup.co.uk, and we will be happy to assist.
