Retirement mortgage solutions
Mortgages and equity release for later life borrowing.
Borrowing in later life is more accessible than many people assume.
Whether you’re looking to purchase a new home, release equity from your existing property, or ensure your mortgage runs into retirement without complications, there are products designed specifically for this stage of life.
We advise across all of them.
Retirement interest-only (RIO) mortgages
A retirement interest-only mortgage works similarly to a standard interest-only product, but with no fixed end date. The loan is repaid when the property is sold, usually on death or on moving into long-term care. Monthly payments cover only the interest, keeping them lower than a capital repayment mortgage. RIO mortgages are regulated and assessed on affordability.
Standard mortgages for older borrowers
Some lenders will provide standard capital repayment or interest-only mortgages to borrowers well into their 70s and 80s, assessed on income and affordability. We have lender relationships that extend to borrowers over 85, and we know which lenders take the most flexible approach to age criteria.
Equity release and lifetime mortgages
Equity release allows homeowners aged 55 and over to unlock some of the value tied up in their property without needing to move.
A lifetime mortgage is the most common form. You borrow against the property value and the loan, plus rolled-up interest, is repaid when the property is sold. There are now products with flexible drawdown, inheritance guarantees and the ability to make voluntary repayments. Equity release is a significant long-term decision and requires specialist advice. We are qualified to advise on this.
Downsizing
If you’re looking to move to a smaller property in later life and want to understand how a new mortgage alongside sale proceeds would work, we can model this clearly for you.
