Buy-to-let mortgages

Specialist mortgages for investment properties, including buy-to-let, HMOs and portfolio lending.

Buy To Let mortgages

Secure competitive finance for your Buy-to-let

Buy-to-let mortgages are assessed differently to residential mortgages, with lenders focusing on the property’s expected rental income as well as your deposit, experience and overall financial position.

The market is also far more varied, with different lenders offering different criteria, rates and borrowing structures depending on the type of property you are purchasing. Whether you are buying a standard rental property, an HMO, a limited company investment or adding to an existing portfolio, choosing the right mortgage can have a significant impact on both cash flow and long-term returns.

Our advisers understand the buy-to-let market and can help you navigate the options available, so that your finance is structured in a way that supports your investment objectives now and in the future.

Buy to let investment properties

Standard buy-to-let

Most buy-to-let lenders require a minimum 25% deposit and will want to see that the expected rental income covers a certain percentage above the mortgage payment.

We compare products across the whole market to find the right rate for your property type and borrowing level.

HMO mortgages

Houses in multiple occupation require specialist lending. Standard buy-to-let products don’t cover them and the criteria are more complex, particularly around the number of lettable rooms, licencing requirements and rental yield calculations.

We have experience placing HMO mortgages and know which lenders are active in this space.

Portfolio landlords

If you own four or more mortgaged buy-to-let properties, lenders treat you as a portfolio landlord and apply additional underwriting requirements.

This can make applications more involved, but it also opens up portfolio-specific products and limited company structures that can be more tax-efficient. We advise across all of these routes.

Limited company buy-to-let

Buying through a Special Purpose Vehicle (SPV) limited company has become more common since changes to mortgage interest tax relief.

Whether it’s the right approach depends on your personal tax position, income and plans for the portfolio. We can outline the options and work alongside your accountant on the right structure.

First-time buyers and buy-to-let

It’s possible to get a buy-to-let mortgage as a first-time buyer, though the range of available products is smaller and some lenders won’t consider it. We’ll tell you what’s available based on your specific situation.
