Buy to let
Whether you're buying your first rental property or expanding an existing portfolio, we help support your investment goals.
It’s a great time to invest in
buy-to-let
Rental demand across Oxfordshire, Buckinghamshire, Northamptonshire and the Cotswolds remains strong. Supply hasn’t kept pace, which means well-chosen properties in the right areas are letting quickly and holding their value. For investors who do their homework, the fundamentals are still there.
Buy-to-let looks different to how it did a few years ago. Tax changes, tighter lending criteria, the abolition of Section 21 and the Renters’ Rights Act have all shifted the landscape. How you structure your purchase – whether personally or through a limited company, what type of property, which area, which lender – has a significant bearing on the returns you’ll see.
We work across sales, lettings and mortgages, and we look at a potential investment from every angle to make sure your investment works hard for you.
What we bring to buy to let
We work with landlords across the full cycle: identifying investment properties, advising on likely rental yields, overseeing the purchase and then fully managing the tenancy once the purchase is complete.
You can work with us at one stage or across all of them.
Our team also provides property appraisal and valuation services, helping you understand the true value of your assets.
Where to invest
Oxford itself has one of the most resilient rental markets in the South East, driven by university staff, students and young professionals. Entry prices reflect that, but so does demand. Oxfordshire’s commuter towns such as Bicester, Didcot and Abingdon, are reliable performers with strong tenant demand and good transport links, with some exciting developments coming up.
Buckinghamshire offers strong commuter appeal, particularly around Amersham, Chesham, Haddenham and the Chilterns belt where the Metropolitan line access puts central London within easy reach. Milton Keynes attracts investors with its growing employment base, younger demographic and comparatively accessible entry prices.
Northamptonshire offers noticeably stronger yields for investors willing to look a little further north. Lower purchase prices and consistent demand – particularly along the business corridor between Milton Keynes and Coventry – make it an increasingly attractive option.
The Cotswolds operates differently to the other markets we cover. Demand is lifestyle-driven, supply is constrained and well-presented properties command a premium. It suits a different type of investor, but for the right property it can be a strong long-term hold.
We can walk you through the numbers on any of these markets and help you work out where your investment makes most sense.
Buy to let mortgages
Buy-to-let lending works differently from residential. Lenders look at rental income coverage, deposit size and sometimes personal income alongside the property itself.
Our in-house mortgage team advises across the whole buy-to-let market, including HMO mortgages, limited company structures and portfolio landlord products.
Most buy-to-let mortgages are not regulated by the Financial Conduct Authority. Getting the right structure at the start can make a material difference to your long-term returns.
A note on tax
We’re not tax advisers, and speaking to an accountant before purchasing investment property is always the right move.
What we can do is flag the questions you need to ask and connect you with professionals who specialise in property investment structuring.
Case studies
Case Study One:
A couple approached us about what they could do with two unencumbered properties.
We listened and understood the couple’s requirements and looked into their finances to see what was possible and came up with a few solutions, one of which was to re-mortgage and free up £410,000 in capital. A plan the couple agreed to.
We used the capital along with mortgages to purchase five properties. Our negotiating skills meant that we were able to make the purchases with £30,000 left over.
We managed the whole purchasing process along with a programme of refurbishment. We got each of the properties ready to let and sourced tenants ready to sign the tenancy agreements when the purchases completed.
The couple were able to make £4,000 per month after all costs and realise their dream of retirement.
"We have been delighted with the superb service Michelle and her team at IMS have given us. We initially went to see her about arranging a single buy to let mortgage. With her expert guidance and support we have been able to purchase several properties and realise our lifelong dream of early retirement. The IMS team smoothly managed the entire buy to let property purchasing process for us, from identifying the right houses to buy, through arranging the mortgages, all the way to finding us the right tenants. We are happy to highly recommend Michelle and her amazing team’s service."

Case Study Two:
A client came to us with £55,000 of savings and asked us to find them an investment property in the local area.
House price inflation in Bicester has meant that we were unable to find an investment property in Bicester but we were aware of a new build development opportunity outside of the town.
We went to view the property development and secured a two-bedroom ground floor apartment with a rental return of £500 per month exclusive of all relevant fees. From that point, we instructed the solicitors, managed the purchase process and organised the property to be let. The total cost of the whole process for the client was £52,500 inclusive of Stamp Duty and all fees.
The property was only sourced due to Michelle’s connections with the bespoke builder.
