Property Manager Job

Salary: £30,000 per annum / Permanent / Full time

Working Pattern: 5 days per week, weekend and on-call work required based on a rota system

Reports to: Branch Manager

An incredibly exciting opportunity has opened at IMS Property Group, where we are looking for a Property Manager to join our dedicated and conscientious award-winning sales and letting agency, mortgage brokerage, and property investment group.

Perfect for an ambitious and driven property professional who wants to get involved in managing their client’s real estate portfolios, balancing the end-to-end tenancy life cycle, and seeing all lettings activities right through to completion. You’ll manage anything from a single unit or a group of apartments to houses or buildings in different locations or located on an estate. Part of a small but mighty team, we have big growth plans over the next 12 months, and this role is integral to our client value proposition as clients come to IMS for expertise and a bespoke and high-quality service tailored to meet all their property needs.

For you to excel in this role, you’ll need to:

  • Support the end-to-end tenancy management for a portfolio of properties (and all lettings activity) including onboarding of new landlords, and tenants and progressing of tenancy applications, in line with process and regulations.
  • Setting and collecting rent and other fees from tenants.
  • Act as the tenancy point of contact and provide relationship management including dispute resolution.
  • Handling building inspections for prospective tenants; managing tenant screening and evictions and enforcing occupancy rules.
  • Managing the property finances, by processing invoices, keeping accurate records, and paying all taxes and levies in line with HMRC deadlines as necessary. This is a collective activity that requires both Property Managers to collaborate and submit together.
  • Maintaining the property and ensuring regular building upkeep by addressing tenant complaints, completing repairs, and coordinating any maintenance schedules.
  • Project manage all work concerning their client’s properties.
  • Ensure safety and regulatory compliance.
  • Administer all customer and admin support concerning their client’s properties such as advertising units, negotiating lease terms, completing tenancy renewals, and issuing deposit returns.

We are looking for someone with:

  • A confident and professional manner
  • Strong customer service and organisational skills
  • A positive attitude and be resilient when under pressure
  • Excellent communication skills
  • Flexibility with the ability to work under minimal supervision
  • Strong working knowledge of IT/ Word and other relevant computer software, including Microsoft Office
  • The ability to work well as part of a team
  • Strong negotiation skills

They must have:

  • Excellent knowledge of the property and real estate market, preferably with letting experience.
  • A full, clean UK Driver’s license and access to a car/vehicle to attend properties and inspections.
  • One – two years’ experience working in the property sector or a similar capacity.
  • Experience dealing with a property’s tenants, handling their inquiries, and addressing their complaints is desirable.
